Types of Septic Systems
Septic systems fall into a handful of broad configurations. Which one you have determines what maintenance it needs, whether it depends on electricity, what can fail, and what your ownership costs look like.
It also determines something homeowners frequently get wrong: what you would be permitted to install if you had to replace it.
The main configurations

How to work out what you have
- Look for the system design or as-built drawing in your property records.
- Check permit records held by the authority with jurisdiction.
- Look for a control panel or alarm on an exterior wall, in a basement, or in a utility space.
- Count the lids: a separate chamber lid distinct from the tank lids suggests a pump.
- Look for a raised, mounded area of lawn, which suggests a mound system.
- Look for equipment branding on any panel or unit.
- Check for pumping receipts from a previous owner, which often name the configuration.
- If none of that resolves it, an inspection will identify the type.
What power dependence changes
This is the practical dividing line for an owner. A conventional gravity system works during a power cut. Anything with a pump does not.
If your system needs power, an outage means effluent is accumulating rather than moving onward, and cutting water use is the correct response. Learn where the control panel is, confirm the alarm works, and ask a contractor roughly how much reserve capacity you have once it sounds.
What complexity costs over time
- More components that can fail, each with a replacement cost.
- Scheduled service visits rather than periodic pumping alone.
- Consumables: aerators, diffusers, filters, floats.
- Electricity as an ongoing cost.
- Alarm testing as an owner responsibility.
- Records that may be required at sale or at permitting.
- In some cases a formal ongoing service or reporting obligation.
Why your existing type is not the replacement baseline
Homeowners routinely assume a failed system will be replaced with the same configuration. That is frequently not the case.
What may be installed today is determined by current requirements in your jurisdiction and by what your site evaluation supports — not by what is already in the ground. A system installed decades ago may not be permissible now, and a neighbour’s recent project does not set the standard for yours. Confirm before you build a budget.

- Tank size and number of compartments.
- Whether there is a pump, floats, controls and an alarm.
- Where the control panel is and what normal indication looks like.
- Locations and depths of all access points.
- Field location and footprint.
- Service schedule the system requires.
- Any ongoing obligation attached to the approval.
Why the type in the ground is not the replacement baseline
This is the assumption that wrecks the most septic budgets, and it is worth stating separately from everything else on this page.
What may be installed today is determined by current requirements in your jurisdiction and by what your site evaluation supports. It is not determined by what is already there. A system installed decades ago may not be permissible now, the location it occupies may no longer be usable, and a neighbour’s recent project does not set the standard for your lot.
The practical consequence is that a replacement budget built on "we will just put back what was there" can be wrong by a large multiple. Establish the permissible design first — through the site evaluation and a conversation with the authority with jurisdiction — and build the budget from that.

Common questions
Which septic system type is best?
Conventional gravity, where a site supports it — it is simplest, cheapest to install, cheapest to own, and has nothing to fail in the flow path. Every other type exists because a site or a requirement made conventional unavailable. "Best" here means "simplest that the site permits", not "most advanced".
Can I tell the type from the outside?
Partly. A control panel or alarm indicates a pump. A separate chamber lid suggests a pump chamber. A raised mounded lawn area suggests a mound system. But confirming the configuration properly requires either the as-built documentation or an inspection.
Do different types need pumping at different intervals?
Yes, and the right interval always comes from measured accumulation in your specific system rather than from the type alone. Some units also need service that is not pumping at all. Ask a contractor familiar with your configuration rather than applying a generic interval.
What if my system does not match any of these?
Configurations vary regionally and older installations can be unusual. That is a reason to have it identified and documented rather than assumed. An inspection that names the system, locates the components and records the details is the foundation for every subsequent decision.
