New Septic System Installation
A new septic installation puts a system on a property that does not have one — new construction, a previously unserved parcel, a detached dwelling, or a building being converted to a use that generates wastewater.
Unlike a replacement, there is no existing system to diagnose. Everything rests on what the site will support and what the applicable requirements permit, which makes the feasibility and design stages the whole ballgame.
Feasibility comes before design
The first question is not what system to install. It is whether the site can support one at all, and if so, of what type and in what location.
That is established by a site and soil evaluation — test pits or borings, observation of the soil profile, and assessment of the conditions relevant to how effluent will move through the ground. Setbacks from wells, water bodies, property lines, structures and other features also constrain where a system may go. All of those are determined by the authority with jurisdiction.
What the design has to account for
- Design flow, normally derived from the number of bedrooms rather than current occupancy.
- Soil and site conditions established by the evaluation.
- Required separation from groundwater, bedrock or other limiting conditions.
- Setbacks from wells, water bodies, wetlands, property lines and structures.
- Available area for the field, including reserve area if required.
- Topography, and whether flow can be gravity-fed or needs pumping.
- Access for maintenance vehicles once the property is built out.
- Any future expansion the owner is contemplating.
Sequencing on a construction project
On a new build, the septic system interacts with almost every other trade. Getting the sequence right prevents expensive rework.
The system location constrains where the house, driveway and utilities can go — not the other way round. Design the system early, and make sure the site plan reflects it before foundations are set. Then protect the field area for the duration of construction: driving on it, stockpiling material on it or trenching through it are common and avoidable ways to damage a system before it has ever been used.

Protecting the system during the rest of the build
A new system can be compromised before the house is finished. The field area needs to stay uncompacted, and the pipework needs to stay undisturbed.
Mark the area physically and keep it marked. Tell every subsequent trade where it is. Do not let it become the convenient place to park, stack, or turn a machine around. This is the single cheapest thing an owner can do to protect a new installation, and it is skipped constantly.
What you should receive at handover
- An as-built drawing showing the actual installed locations and depths.
- Documentation of the permit and the inspections performed.
- Tank size, system type and component specifications.
- Locations of access points, and ideally risers brought to grade.
- Operating guidance, including anything the system requires that a conventional system does not.
- Any service or monitoring requirement attached to the system type.
- Warranty terms, and what they cover.
Advanced and engineered systems create ongoing obligations
Where site conditions or local requirements call for something beyond a conventional tank and gravity field, the resulting system may include pumps, controls, media filters, aeration or other treatment components.
Those systems work, but they are not install-and-forget. They may require periodic service, monitoring, or reporting, and some carry a formal ongoing obligation. Before you commit to a design, ask what the system will require for the rest of the time you own the property, and what happens if that service lapses.
Questions to ask before installation
- What did the site evaluation establish, and can I see the results?
- What system type are you proposing and why?
- What would a different design cost, and what would it change?
- Who prepares the design and who submits it for permitting?
- What inspections are required and who schedules them?
- What is included, and what is excluded?
- What ongoing service will this system require?
- What will I receive as documentation at handover?
- What is the payment schedule?
- What warranty applies, and to which parts?
What the site evaluation decides for you
On a new installation almost everything downstream — the system type, the location, the cost, and in some cases the size of house the parcel will carry — is decided by what the ground is found to support. That makes the evaluation the first real spend rather than an administrative step.
It normally involves excavating test pits or taking borings, observing the soil profile, and recording the conditions relevant to how effluent will move through the ground. Setbacks from wells, water bodies, wetlands, boundaries and structures then constrain where a system may go on what remains.
Two practical consequences follow. If you are buying undeveloped land, this belongs in due diligence alongside water supply and access. And if you are building, establish the design flow the site supports before an architect fixes a bedroom count — that order is much cheaper than the reverse.
Coordinating with the rest of the build
On a construction project the septic system touches nearly every other trade, and the sequencing errors are consistent enough to list.
- Fixing the house footprint before the septic design — the system may then not fit.
- Driving or stockpiling over the designated field area, which compacts it before use.
- Trenching utilities through the field area and damaging installed pipework.
- Installing before the permit is issued, which can mean exposing work for inspection.
- Leaving the system location unmarked, so a later trade damages it unknowingly.
- Final grading that directs surface water onto the field.
- Landscaping that plants trees or installs irrigation over the field.
Common questions
Can any piece of land support a septic system?
No. Site conditions and applicable requirements can make onsite treatment impossible, or possible only with an expensive engineered design. That is why a site and soil evaluation belongs in due diligence when buying undeveloped land, not after the purchase.
Does bedroom count really determine system size?
In most jurisdictions design flow is derived from bedroom count rather than from how many people currently live in the house, because occupancy changes and the system does not. This is why adding a bedroom can trigger a septic review even when no additional people move in.
Can I install a septic system myself?
Who may design and install an onsite system is determined by the jurisdiction, and in many places the work must be performed by a licensed or registered installer and inspected at defined stages. This is not a project where an unapproved installation is a saving — an uninspected or non-conforming system creates a problem that surfaces at sale, at permitting, or at failure.
How long is a new installation valid for planning purposes?
Permits and approvals commonly carry expiry dates, and requirements can change between approval and construction. If your build timeline is long, confirm with the authority with jurisdiction how long your approval remains valid and what happens if it lapses.
