Aerobic vs. Conventional Septic Systems
A conventional septic tank works anaerobically — without oxygen. An aerobic treatment unit deliberately introduces air, supporting a different biological process that produces a higher level of treatment before effluent reaches the soil.
The trade is straightforward: better treatment, more equipment, more upkeep, and a dependence on electricity.

Why an aerobic unit gets specified
- Site conditions that will not support a conventional field with conventional effluent quality.
- Local requirements calling for a higher level of treatment.
- A small available area, where better effluent may permit a smaller field.
- Proximity to a sensitive resource such as a water body or a well.
- A replacement on a lot that could not accommodate a conventional design today.
- A design flow that the site cannot support with conventional treatment.
What ownership actually involves
This is where the difference is felt. An aerobic unit is a piece of operating equipment, not a passive tank.
Expect scheduled service visits, an aerator that will eventually need replacing, filters or diffusers that need attention, an alarm to test, and a dependence on power. Many aerobic installations carry a formal ongoing service or monitoring requirement attached to the approval, and letting that lapse can create a problem at sale or at permitting.
What upsets an aerobic system
- Loss of power for an extended period, which interrupts aeration.
- Large volumes of bleach, disinfectant or antibacterial products.
- Paint, solvents and chemicals down the drain.
- Heavy grease loading.
- Extended vacancy, which starves the biological process of input.
- Sudden very high flow surges.
- Skipped service, which lets a small mechanical fault become a treatment failure.
- A failed alarm, which removes your only warning.

Aerobic units are less tolerant of long vacancies than conventional tanks, because the biological process needs a reasonably steady input to sustain itself.
If the property is seasonal, ask the manufacturer’s service provider or your contractor specifically how the system should be handled through a period of non-use, and what should be checked on reopening. Do not assume it can simply be left.
What to check if you have one

- Find the control panel and learn what normal indication looks like.
- Test the alarm and put a recurring reminder in place to keep testing it.
- Establish the service schedule and who performs it.
- Find out whether an ongoing service or reporting obligation applies.
- Ask what the consumable components are and their expected life.
- Ask what to do during a power outage.
- Keep every service record in your septic file.
Buying or selling a property with an aerobic unit
An aerobic treatment unit changes what matters in a transaction, because it is operating equipment with a service history rather than a passive tank.
As a buyer, ask for the service records and establish whether an ongoing service or monitoring obligation is attached to the approval. A gap in that history is both a negotiating point and a future cost, and a unit that has been unserviced for a long period may need more than a routine visit to bring back into condition. Ask specifically who services this make locally, since that is not always a general septic contractor.
As a seller, assemble the same package before listing. Documented service on an engineered system is straightforwardly reassuring; an undocumented one invites a buyer to price the worst case.

Common questions
Is an aerobic system better than a conventional septic tank?
It produces better-treated effluent, which is why it gets specified where site conditions or requirements demand it. It is not better as a general proposition: it costs more to install, needs power, needs scheduled service, and has components that fail. Where a conventional system is permissible, it is usually the cheaper and simpler thing to own.
Can an aerobic unit be added to an existing conventional system?
Retrofits are done, but whether one is appropriate and permissible depends on the site, the existing system and local requirements. It is a design question for a qualified designer and the authority with jurisdiction, not something to decide from a product brochure.
What happens if the aerator fails?
Treatment quality degrades, and the effluent reaching the field is no longer what the field was designed to receive. On most units the alarm alerts you. Sustained operation without aeration risks damaging the field over time, so it should be treated as urgent rather than deferred.
Do aerobic systems still need pumping?
Yes. Solids still accumulate and still need removing, and the interval depends on the unit and on use. Pumping an aerobic unit is not identical to pumping a conventional tank — ask a contractor familiar with your specific unit rather than assuming the same approach applies.
